Why You Really Need a Realtor

Everything about a real estate transaction is complicated and demanding. The transfer of real estate requires completing, filing and understanding disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and government mandated settlement documents. Experience counts in handling all this paperwork, and mistakes or oversights can be very costly.
Also, buying or selling a house is time consuming. Even in a market like Maui that is resisting the powerful slowdown that affects most of the Mainland, many hours, often spread over weeks or months, will be required. An experienced realtor may be able to reduce the total time required and can certainly perform a lot of the tasks without asking you to shred your own busy calendar in the process.
Real estate has its own language. Realtors know the words, special meanings and all those strings of letters like HUD and PUD, ABR and ABRM, CCR and CMA. Realtors do real estate all the time. That means they are up-to-date about changing laws and regulations. Even if you've bought or sold before, requirements have probably changed since your last transaction, but your realtor has to keep up, and does.
A realtor is able to be objective. Your home is your home, filled with sentimental and and personal meanings. You're likely to be influenced by emotional factors, whether selling or buying. The realtor, being more detached, can help you put those factors into a realistic, long-term perspective. This allows you to give appropriate weight to both the business and the emotions of the transaction.
Finally, realtors are members of the National Association of Realtors. This trade organization of more than a million professionals requires members to subscribe to a stringent code of ethics, ensuring the highest level of service and integrity.
